Do you know the typical recommended chores that every homeowner should complete?
Here is a checklist, along with the best season to do it in (depending on where you are located):

Outside:
Description Spring Summer Fall Winter
Rake any leaves if you have them so your grass and other landscaping gets sufficient sunlight and water during the growing season.
X
Trim trees -- call an arborist or tree company to cut out dead limbs, remove anything that is touching (or might touch) your house, thin up canopies, and check the general health of your trees
X
Fertilize the grass (also seed/replace bald spots, add dirt where necessary)
X
X
Service your lawnmower -- change the oil and filter, sharpen the blades. The time to do this is in the fall and winter when teh repairmen aren't as busy!
X
Pressure wash the exterior, proches/patios/decks, and driveway. You'll be surprised at how much more light comes in after the windows are clean!
X
Pool service -- time to call a pro for a thorough check of the system.
X
Garage Door -- make sure all the bolts holding it in place are tight, and spray some lubricant on the wheels and joints.
X
Chimney -- if you have one and use it, get it cleaned by a professional once a year.
X
Sump pump -- ready for the snow and rainy season? Pour a few gallons of water in to make sure it is functioning properly before the storms hit!
X
Check your sprinklers -- are they all working, and hitting the right spots? X
Clean your gutters! X

Check smoke and carbon monoxide alarms. It's a good idea to replace the batteries every year, and test the hardwired ones just in case...

Depending on where you live and the type of home, there are plenty more items. Who can remember all of that?

WE CAN HELP!   MyMrRoper.com allows you to:

1. Set up reminders for all of these various items and send automatic email or text reminders to both you and your tenant, and track completion of them so you know they were done.

2. Track warranties of all of your major systems and appliances, so you always know when an item is about to come off warranty, or if it is still under warranty if you need service. It will also track who you need to call and your account and serial numbers, so you aren't digging through boxes and files trying to find the number to call or what model number you have.

3. Tracks all of the repairs and updates to the house, as well as the contractors who do them for you. Wondering who installed that water heater for you 4 years ago that is now leaking? It's as simple as logging in to your account to get their name, address, phone, and email. You can even upload warranty documents, invoices, plans, etc.

4. Track tenants. Keep track of who you rent to, roommate names and contact info, forwarding addresses, security deposit refunds, and upload leases and before & after photos for your records.

5. Track home warranties. Need to know how often you used them for a specific property, and the money saved? Want to know who the local contractors were that the warranty company used? We can track all of that for you.

6. Track "To Do" lists. Manage those long-term expenditures by keeping a record of the things you want to do. Upload estimates from contractors, set time frames, and keep notes on each.

7. Track mortgages. Easily see when the loan will be paid off, or when your adjustable rate is about to re-adjust.

8. Get End of Year reports that help you report expenditures for tax purposes.

And more! Try it out today!
